Typical small-commercial triggers

  • Cutting a new opening in CMU, tilt-up or a braced line
  • Rooftop units heavier than what the joists were designed for
  • Mezzanines, equipment platforms and racking over height thresholds
  • A building department requiring an engineer of record on the TI

What you receive

A complete, engineer-reviewed structural package — the same documents a full-service firm produces, delivered through your project dashboard.

What you receive

Structural drawings

Framing plans, foundation plans and shear-wall schedules keyed to your architectural set — sheet-numbered and plan-check ready.

Sample structural calculation page for a flush beam with checks marked OK

Pricing, honestly

What actually drives the price

No two projects price the same — these are the factors our engineers scope. You get one fixed number after a free review, not an hourly meter.

Building type

Wood, steel, CMU and tilt-up each carry different analysis and detailing.

Existing documentation

Original drawings speed everything up; missing ones mean field data and conservative assumptions.

Scope of modification

One RTU and a full TI with new openings are different packages.

Jurisdiction and occupancy

Commercial plan check is stricter; the set is prepared accordingly.

The risk is on us: free scope review, fixed price, and no commitment until you accept.

Why JAT

Built like software, reviewed like a firm.

The engineering is the same discipline you'd expect from any licensed structural firm. The way you order it, track it and receive it is not.

Before you ask

Can you act as engineer of record for a TI?+

Yes, for the structural scope of small commercial projects. The licensed engineer responsible for the work reviews and approves every deliverable, and documents are signed and sealed where required.

We don't have the original building drawings.+

Common. Photos, measurements and (when available) city microfilm records usually cover it; the scope review will tell you exactly what's needed before you commit.

How is commercial priced?+

Fixed-price per defined scope after a free review — the same process as our residential work, sized for commercial plan check.

Tenant Improvements & Small Commercial — Engineered Without the Big-Firm Overhead.

Three questions, a free scope review, and a fixed-price quote — usually within one business day.

No commitment required to submit a project for review.
